Booking Terms & Conditions

Tai Roto Bay Beach Villas is an adults-only property welcoming guests aged 16 years and over.

A minimum stay of four (4) nights applies to all reservations.

Please note that the following cancellation policy applies to all bookings unless otherwise stated under a special non-refundable rate.

• More than 60 days prior to arrival: No cancellation fee applies.
• Within 60 days of arrival: The full booking value is 100% non-refundable.
• Within 24 hours of arrival or in the event of a no-show: The full booking value remains 100% non-refundable.

All cancellation requests must be submitted via email and are only considered valid once confirmed in writing by Tai Roto Bay Beach Villas.

In exceptional circumstances, such as serious illness or bereavement, a credit of up to 50% of the total booking value may be considered at management’s discretion. Supporting documentation will be required.

Any approved credit:

• Is valid for six (6) months from the original arrival date.
• Is non-transferable.
• Must be used for the same villa category originally booked.
• Must be used for the same number of nights originally reserved.

This policy applies to all group bookings, including those made through travel agents, wholesalers, or third-party booking platforms.

Tai Roto Bay Beach Villas is not responsible for any loss of accommodation resulting from flight delays, cancellations, schedule changes, weather events, airline disruptions, or any other travel-related circumstances beyond our control.

The cancellation policy will apply in all cases, and no refunds, credits, or transfers will be issued for unused nights.

Guests are strongly encouraged to obtain comprehensive travel insurance to protect against unforeseen travel disruptions.

A reservation of three (3) or more villas is considered a group booking.

Payment Terms

• A 50% non-refundable deposit is required at the time of booking.
• The remaining balance is due six (6) months prior to arrival.

Cancellation Policy

All group bookings are non-refundable and non-transferable.

In exceptional circumstances, such as serious illness or bereavement, a credit of up to 50% of the total booking value may be considered at management’s discretion. Supporting documentation will be required.

Should family and friends wish to join your celebration and require accommodation, the Group Booking Policy will apply.

For cancellations due to exceptional circumstances such as serious illness or bereavement, a credit may be considered at management’s discretion and subject to supporting documentation.

Insurance Requirement

Guests are strongly advised to obtain comprehensive travel insurance, including medical, evacuation, cancellation, and travel disruption cover, prior to travelling to Aitutaki.

Guest Responsibility

By choosing to stay at Tai Roto Bay Beach Villas, guests acknowledge and agree that they are solely responsible for arranging and maintaining adequate travel, health, medical, evacuation, and related insurance coverage throughout their trip.

Medical Coverage

Tai Roto Bay Beach Villas does not provide medical, health, accident, evacuation, or travel insurance coverage.

Any costs associated with medical treatment, hospitalisation, emergency transport, evacuation, medication, or related services remain the sole responsibility of the guest.

Limitation of Liability

To the fullest extent permitted by law, Tai Roto Bay Beach Villas accepts no responsibility or liability for any medical expenses, insurance claims, illness, injury, accident, emergency evacuation, or related losses incurred before, during, or after a guest’s stay.

Insurance Claims

Guests are responsible for lodging any claims directly with their own insurance provider.

Acceptance of Policy

Confirmation of a reservation and/or occupancy of accommodation at Tai Roto Bay Beach Villas constitutes acceptance of these terms and conditions.
